Hills view villa is a newly luxury villa located on the hills of Peyia, offering a breathtaking unobstructed view of Paphos. The private pool and the hot tub jacuzzi at the edge of the hills, surrounded with nature, in a peaceful environment, as well as the modern luxury interior style of the villa, is what makes this villa unique.

Although the villa is an ideal retreat for privacy, rest and relaxation, you can easily reach the graphical village of Kathikas with local taverns, mini market and its well known vineyards in just 3 minutes drive far.  A local tavern open daily, is just opposite the villa. You can reach all amenities and sandy beaches in just 15 minutes drive going to Peyia and coral bay center with supermarkets, restaurants, coffee shops, bars, banks, medical center and generally all amenities needed.  Sandy beaches all around the coastline.. The cultural city of Paphos can also be reached easily in just 25 minutes drive. Akamas peninsula and Latchi beaches are also close by.

The villa is a perfect accommodation for family gatherings or a group of friends who appreciate opportunities for privacy while vacationing.

This villa is a highly recommended property and early bookings are advisable.

You will absolutely adore lounging or dining next to the pool on this wonderful atmosphere that is seamlessly integrated with the beauty of the outside world around you. Don’t forget to take in the 360 degree views from the villa’s roof garden.

A modern luxury interior design from the moment you step inside, you are greeted with open plan living areas with large windows and high ceilings. The fire place at the living area is ideal to warm you up during the winter, although the villa has a central heating and air-condition units al around the villa. A large 55” plasma smart TV offers unlimited channels movies and music with a high system surrounding system..

A dining area for 10 guests next to the living rooms and a smaller dining area for 6 more guests are next to the open plan fully equipped kitchen. The kitchen is fully equipped with dishwasher, 2 washing machines, oven, hob, fridge, freezer, ice maker, microwave, toaster, kettle and coffee machine.

The first  bedroom with a king size bed  and a smart flat screen TV can be found on the ground level of the villa. Same level as the living and dining areas.

2 en-suite bedrooms, (one with double bed and the other bedroom with 2 single beds) are found on the semi-ground floor of the villa. An extra kitchenette with laundry room and an extra washing machine is also found on this level.

Upstairs is home to the spacious beautiful master bedroom with double king size bed and a king size sofa bed, en-suite with bathroom and views from both balconies. Steps going out to the pool and the roof garden from the balcony.

2 more en-suite bedrooms are located on this floor. (one with a king size bed and the other with 2 single beds).

The villa has a total of 6 bedrooms, (5 en-suite) and can accommodate up to 14 guests.  Children under the age of 2 can use a baby cot at any bedroom with no extra charge.

The open plan living rooms open out to the huge patio areas around the pool with BBQ area, dining area, comfortable lounge seating, 8 sun beds and unobstructed views..

Area activities

The villa is situated in the hills above Peyia and Coral Bay, close to Pikni Forest, a picturesque area abundant with flaura, fauna and native trees such as juniper and terebinths.

A traditional Cypriot taverna is located opposite the villa.

The village of Kathikas is located within a less than 5 minute drive from the villa. Kathikas is part of the Laona project, a rural regeneration and ecotourism project helping to introduce the concept of agrotourism to five villages on the border of the proposed Akamas reserve area. Located in the heart of wine country, Kathikas is one of the most attractive villages in the area, well known for its great many vineyards, grapes being its main product and their cultivation the main occupation of the villagers. Kathikas even has its own village winery which offers free wine tasting! A selection of local tavernas are located within the village of Kathikas.

A wider selection of restaurants and amenities can be found in the village of Peyia being within a 10 minute drive from the villa. Peyia wakes up at night as the evening air cools and taverna tables groan under the weight of fresh food, the village centre comes alive with the sounds of animated conversation. Peyia village amenities include traditional tavernas, restaurants with international theme nights, wine bars, coffee shops, well stocked supermarkets, delicatessens, a bakery, pharmacy and banks.

Head down towards the coast to discover Coral Bay the well known beach resort for the Paphos district. This family oriented area has become a lively resort with plenty to offer in terms of amenities and activities. The resort boasts two sandy beaches, the busier of the two being the popular Coral Bay Beach approximately 10 kilometres away. This sandy horseshoe shaped bay is honoured with a Blue Flag of the European Union. Sunbeds and umbrellas are available for hire, watersports are on offer and there are two beach cafés providing refreshments. A little further along the coast is the quieter of the two beaches at Corallia Bay. Continue still further along the coast and you reach the natural rock caves of the area know locally as Sea Caves, an area which provides ideal snorkelling territory and is popular with local scuba diving schools.

The further coastal resorts of Polis and Latchi are both located within a 25 minute drive of the villa and both feature coarse sand and shingle beaches with sunbeds and umbrellas for hire and restaurants/snack bars providing refreshments.
Polis is the principal town for the northwest region, huddled around a pedestrianised square where visitors and locals gather in the mornings to enjoy a coffee and watch the world pass by and in the evenings to dine at one of the wide selection of restaurants, tavernas and cafes which radiate out from the centre.

A little further along the coast from Polis is the seaside resort of Latchi with its recently opened 200 berth marina. Here you will find an array of inviting sea-front tavernas with a superb selection of fresh fish and seafood served daily. Just beyond Latchi you will find the well known ´Baths of Aphrodite´ and for nature lovers the protected Akamas Peninsular an area particular suited to walkers and adventurers who can explore the many criss-crossed nature trails.

Paphos Town, approximately 25 kms away from the villa, was once the capital of the island and is now included in the official UNESCO list of cultural and natural treasures of the world´s heritage. The remains of villas, palaces, theatres, fortresses and tombs mean that the town is of exceptional architectural and historic value. The well preserved mosaics and the Tombs of the Kings are probably the biggest cultural draw with further archaeological discoveries continually being made. Ano Pafos on the cliff is the main administrative centre and residential district while Kato Pafos, by the sea, is the main tourist area built around the harbour and medieval port.

There are 4 golf courses; Tsada Golf Course, Secret Valley Golf Course, Aphrodite Hills Golf Course and Elea Golf Course all within approximately a 20 to 45 minute drive from the villa.

The remaining amount is payable 2 months before arrival.

Please Note: For bookings made within 2 months of the booking start date, payment in full is required. 

Prices include:

- Wi-fi /- Satellite TV/ - welcome basket / bed linen, bathroom and pool towels/

-air-condition units / the use of electricity up to 300 Kilowatt per week / the use of 20 tons of water per week.

Prices do not include:

Central heating which is 20.00 euro per day.

-The extra use of electricity is charged 30 cent per kilowatt.

- the extra use of water is charged extra 2 euro per ton.

-spa package / the use of hot tub jacuzzi is extra 150.00 euro per accomodation. 7 seat hot tub jacuzzi that needs to be prebooked as it requires 24h to be ready.

- No parties or events are allowed at the villas without the prior consent of the owner.

- The number of persons occupying the property must not exceed the number agreed at the time of the booking. We reserve the right to refuse entry to the entire party if this condition is not respected or evict the guests from the villa if the number of persons occupying the property exceeds the stated maximum amount at anytime.

Failure to vacate all or part of the property by the requested time may result in further charges. 

Prior to your arrival you will be given details of the person waiting for you at the property or details on key collection and who your contact person will be during your stay.


Entry to the villas:

Once you have a set time of arrival, you will need to get in touch to let us know when you are estimated to arrive at your chosen accommodation. Generally will then be met and welcomed at the property on your arrival by a member of our group, to be handed the keys and show you the property. In case you are arriving late at night or early in the morning, we will inform you with a code to use, as all our villas have a key box at the entrance with a secure code

Additional Charges 

  • Some holiday villas require deposit/damage guarantee amount which is paid or arrival and returned on departure after a checkout of the villa. 
  • Cancellation Policy: All cancellations must be made in writing/ by email. In the event of a cancellation there is no refund of any amount paid.

Any cancellation or amendment request must be sent to us in writing, by email and will take effect on the day we receive it. Proof of posting is not proof of receipt. Please ensure that you have received written confirmation by email from our agency of any changes to your booking prior to travel. Whilst we will try to assist, we cannot guarantee that such requests will be met.

If we are forced to cancel your booking for reasons outside our control we will offer you alternative comparable accommodation at no extra cost to you. If we are not able to provide a suitable replacement property we will refund any sums already paid by you in respect of the accommodation. There are no further circumstances for which the owner / manager will be liable for a refund.

Liability and Insurance: Our agency does not accept liability for any personal injury, loss of life, damage, loss or accident to personal property. Visitors are advised to ensure their own insurance covers any loss or damage to personal property during their stay and to ensure personal and travel insurance is taken out.



You are strongly recommended to take out personal travel insurance for all members of your party. Some Suppliers require that you do so. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs.
